Quick answer (updated October 2026): A STEM OPT mortgage is usually a conventional loan, since FHA is closed to non-permanent residents. Fannie Mae sets no minimum remaining work-authorization period, but lenders often do. A STEM EAD with many months left, a stable E-Verify employer and a timely filed extension (which carries a 180-day automatic extension) make the strongest file.
STEM OPT borrowers are often in a better spot than they realize: a year or more of US paystubs, a fresh EAD with up to two years on it, and an employer invested in your training plan.
The friction comes from three places: the end of your initial OPT card, whether a lender worries about income past the STEM EAD, and job changes mid-process. This guide covers each, with a checklist for your loan officer. If you're still on initial OPT, start with our guide to getting a mortgage on OPT.
How the STEM OPT extension works (the parts lenders care about)
The STEM OPT extension is a 24-month period of practical training after your initial 12 months of post-completion OPT, per the DHS Study in the States STEM OPT overview. The pieces that show up in your mortgage file:
E-Verify employer: Your employer must be enrolled in E-Verify. Lenders rarely check this directly, but it's part of why the employment is valid.
Form I-983 training plan: Signed by you and the employer that actually employs you. Material changes must be reported to your DSO.
Unemployment limit: 150 days total across initial and STEM OPT (90 plus 60).
Reporting: Your employer must notify the DSO within five business days if you leave. You report to the DSO every six months.
None of this is mortgage law, but it's why a STEM OPT job looks stable on paper.
The 180-day rule: closing while your STEM EAD is pending
This is where STEM OPT borrowers have an edge in 2026. In October 2025, DHS ended the 540-day automatic EAD extension for most renewals filed on or after Oct 30, 2025, and finalized that change effective Oct 14, 2026. STEM OPT was carved out. If you file your STEM extension on time, your work authorization continues for up to 180 days while USCIS decides.
For a mortgage, that means your file may contain:
Your expired (or nearly expired) initial OPT EAD.
The I-797C receipt notice for the STEM extension (Form I-765).
An updated I-20 showing the STEM OPT recommendation.
Fannie Mae doesn't prohibit closing on that combination. Many lenders accept it. Some won't close until the new card arrives, which is an overlay. Compare that with H-4 or adjustment-of-status EAD holders, who lost their automatic extension and may now face a gap in work authorization (see our EAD renewal pending guide for that problem).
Continuance: will a lender believe your income lasts?
Underwriters must judge whether income is likely to continue. For visa holders, some lenders translate that into a rule like "work authorization must run 12 months past closing" or "show a reasonable expectation of renewal." That's an overlay, not Fannie Mae. B2-2-02 sets no minimum remaining validity, and expiration alone is not a reason to deny. We cover this misconception in the visa expiration myth.
What helps you on continuance:
Time left on the STEM EAD. A card with 20 months left rarely raises questions. One with 4 months left may.
Employer letter. A short HR letter confirming your role, start date, salary and that they intend to continue employment (and, if true, sponsor an H-1B) helps underwriters who want comfort.
H-1B progress. A lottery selection notice, filed petition or approval notice.
Tenure and raises. A year-plus with the same employer and a documented raise is strong.

Payment math for a typical STEM OPT buyer
Say Meera, a hypothetical data scientist in Cary, NC, on month 6 of STEM OPT, earns $135,000 base. She's buying a $450,000 townhome with 10% down from savings plus a gift from her parents. Her loan is $405,000.
| Term | Rate (Freddie Mac weekly avg, Oct 15, 2026) | Monthly principal & interest |
|---|---|---|
| 30-year fixed | 7.40% | $2,804.14 |
| 15-year fixed | 6.71% | $3,574.91 |
Freddie Mac weekly average, Oct 15, 2026 — illustration only, not a quote or offer. Taxes, insurance, HOA and PMI are extra.
The 30-year keeps her debt-to-income ratio comfortable, and she can always pay extra. The 15-year saves interest but locks in a payment about $771 higher every month.

Changing employers on STEM OPT during your loan
Switching jobs on STEM OPT requires a new I-983 with an E-Verify employer, and the new employer must report the start. For your mortgage, a job change between application and closing means:
A new verification of employment. Lenders re-verify shortly before closing. If your old employer says "terminated," the file stops.
Possibly a new history evaluation. Same field and equal or higher pay is the best case.
Any gap counts twice: against your 150 unemployment days and in the underwriter's view of stability.
The cleanest rule: don't change jobs between contract and closing if you can avoid it. If you must, tell your loan officer before you sign the offer. The same logic applies later on H-1B; our guide to changing jobs during the mortgage process covers the H-1B version.
Down payment and credit, briefly
Fannie Mae allows gifts from relatives abroad (B3-4.3-04). Your own foreign assets must be in a US or state-regulated institution, in dollars, before closing (B3-4.2-05). DU requires no minimum score for casefiles on or after Nov 16, 2025, though many lenders overlay 620+. Our post on mortgage lender overlays for visa holders explains how to spot them.
What the rules actually say
DHS Study in the States, STEM OPT overview: 24-month extension; E-Verify employer; Form I-983 training plan; 150 total unemployment days; employer reports departures within five business days.
DHS EAD automatic extension rule (interim Oct 30, 2025; final effective Oct 14, 2026): Ended the 540-day automatic extension for most EAD renewals; timely filed STEM OPT extensions keep a 180-day automatic extension.
Fannie Mae Selling Guide B2-2-02 (07/28/2015): Non-permanent residents eligible on the same terms as citizens; no minimum remaining validity.
HUD Mortgagee Letter 2025-09: Non-permanent residents, including STEM OPT holders, are not eligible for FHA (case numbers on/after May 25, 2025).
Frequently Asked Questions
Q: Can I buy a house on a STEM OPT EAD?
A: Yes. Fannie Mae and Freddie Mac treat lawfully present non-permanent residents the same as citizens. You'll use a conventional loan, since FHA isn't available to non-permanent residents as of October 2026. Lenders will look at months remaining on the card and your tenure with your employer.
Q: Can I close on my mortgage while my STEM OPT extension is pending?
A: Often, yes. A timely filed STEM extension gives you up to 180 days of continued work authorization, and Fannie Mae doesn't forbid closing with an I-797C receipt and updated I-20. Some lenders still require the new card in hand. Ask about that overlay before you lock your rate or schedule closing.
Q: How many months do I need left on STEM OPT to get a mortgage?
A: There's no agency minimum. Individual lenders set their own, commonly ranging from no minimum to 12 months or more. If your card is close to expiring, evidence of a next step, like an H-1B selection or approval, can satisfy a stricter lender. A broker who compares lenders can find one whose rule fits your dates.
Q: Does my internship income count toward the two-year history?
A: It can. Fannie Mae looks for a reliable two-year pattern and accepts shorter histories with offsetting factors. W-2 internship or CPT income in the same field, followed by full-time work, often supports continuity. Keep those W-2s and offer letters handy.
Q: Will my mortgage be affected if I lose my STEM OPT job after closing?
A: Your mortgage terms stay the same; you still owe the monthly payment. The 150-day unemployment limit is an immigration issue, so speak with your DSO and immigration attorney right away. On the housing side, borrowers in that spot usually keep paying from savings, rent the home or sell it.
