Quick answer (updated October 2026): You can send money from Pakistan to USA for a house down payment, but the lender must be able to trace every rupee. Use a bank wire (a Roshan Digital Account is cleanest for overseas Pakistanis), land funds in a US account before closing, pair gifts with a signed gift letter, and file Form 3520 above $100,000.

You're in Houston or Northern Virginia, under contract on a $420,000 home, and your parents in Lahore want to help. Or you've parked savings in a Roshan Digital Account (RDA) and now need it back. The money is real. The question is whether an underwriter can see where it came from and how it moved.

Pakistani families rarely lose closings because the money is missing. They lose them because the paper trail has a hole. This guide covers the RDA route, family gifts, the US-side rules and the tax form people forget.

Two ways to send money from Pakistan to USA for a house

Bucket 1: Your own money. Savings in your RDA or proceeds from selling property in Pakistan. No gift letter; the lender wants statements proving ownership and a wire trail into the US.

Bucket 2: A family gift. Family sends money they don't expect back. That needs a gift letter, proof the donor had the funds, and the same wire trail.

Question Your own RDA/Pakistan funds Gift from family in Pakistan
Gift letter needed? No Yes, signed by donor
Donor statement needed? No (your statements instead) Usually yes, showing funds left donor's account
Translation needed? If statements aren't in English If any document isn't in English
Must be in US account before closing? Yes Gift can sometimes go to escrow; ask your lender
Form 3520 (IRS)? No (it's not a gift) If gifts from nonresident aliens exceed $100,000 in the tax year

Roshan Digital Account repatriation: why it's the cleanest route

The State Bank of Pakistan (SBP) built the RDA for non-resident Pakistanis, and its key homebuyer feature is repatriation: per SBP, RDA funds can be remitted back "at any time without prior approval." No waiting on a central bank sign-off mid-underwriting.

One nuance: if you bought property in Pakistan through your RDA and sell it within three years, only the principal is repatriable immediately. Build your US closing date around what can move, not what you hope can move.

What the lender wants from an RDA transfer

  • Two most recent monthly statements (or a quarterly statement) for the RDA, translated if needed.

  • The outgoing SWIFT/wire confirmation from the Pakistani bank, showing your name as sender.

  • Your US bank statement showing the deposit arriving, in USD.

  • If the RDA balance came from a property sale, the sale deed and proof proceeds hit the account.

Hypothetical: Bilal, an L-1 manager in Plano, wires $55,000 from his RDA to his US account six weeks before closing. His money, an unbroken trail: one of the easier foreign-asset files an underwriter sees.

Pakistani parents gift mortgage: building the file

Fannie Mae is flexible on foreign gifts: the donor does not need to be a US person, and the funds need not originate in a US account. What the lender needs is proof.

The gift package checklist

  1. Gift letter signed by the donor, stating the dollar amount, that no repayment is expected, and the donor's name, address, phone and relationship to you.

  2. Donor's bank statement showing the money leaving their account (or the account it came from).

  3. Wire confirmation from the Pakistani bank.

  4. Your US statement showing receipt, or escrow's receipt if the gift goes directly to the title company and your lender permits it.

  5. Certified translations of anything in Urdu.

  6. Exchange record, so the PKR amount and the USD amount reconcile.

Your parents are Pakistani residents, so their outward remittance falls under SBP's foreign exchange rules, which are tighter than the RDA's and change over time. Have them confirm with their bank's remittance desk before anyone promises the seller a date.

If the gift is coming from an uncle, a cousin or your in-laws rather than parents, check who qualifies before money moves. See acceptable gift donors, including a gift from an uncle or cousin.

The US-side rules every overseas Pakistani home loan follows

Foreign assets must be converted and held in the US. Fannie Mae requires foreign funds to be exchanged into US dollars and held in a US or state-regulated financial institution, verified before closing. A balance in Karachi doesn't count, however solid the statement. Our explainer on why foreign assets must be in a US account before closing goes deeper.

Large deposits get sourced. On a purchase, any single deposit larger than 50% of your monthly qualifying income must be explained. If you earn $9,000 a month, any deposit over $4,500 triggers a request. See our large deposit sourcing rules for how underwriters read statements.

Informal transfers are the problem. Money via a hawaladar, a friend's account or small cash deposits can't be traced. See how hawala money can sink your mortgage: if you can't document it, you usually can't use it.

Form 3520 and the tax side

A gift isn't income to you for US tax purposes, but large gifts from abroad must be reported. If you receive gifts from a nonresident alien individual totaling more than $100,000 in a tax year, you file Form 3520 with the IRS and itemize each gift over $5,000. It's an information return, not a tax. Missing it costs 5% of the gift per month, up to 25%.

If your RDA holds your own funds, the gift form doesn't apply, but foreign account reporting might. FBAR applies when your foreign accounts together exceed $10,000 at any point in the year. Your CPA should confirm both. Our walkthrough of Form 3520 for a large gift from your parents shows what the filing looks like.

A realistic timeline

Weeks before closing Step
8–10 Decide own funds vs gift; confirm donor eligibility with your loan officer
6–8 Parents talk to their bank's remittance desk; you gather RDA statements
5–6 Gift letter signed; translations ordered
4–5 Wire sent from Pakistan; save SWIFT confirmation
3–4 Funds land in US account; send statement to lender
0–2 Final asset verification; no new large deposits

What the rules actually say

  • Fannie Mae Selling Guide B3-4.3-04, Personal Gifts (02/04/2026): gift letter must state amount, no repayment expected, donor's name, address, phone and relationship.

  • Fannie Mae Selling Guide B3-4.2-05, Foreign Assets: funds must be exchanged into US dollars and held in a US or state-regulated financial institution, verified before closing.

  • Fannie Mae Selling Guide B3-4.2-02, Depository Accounts: on purchases, a single deposit exceeding 50% of monthly qualifying income must be sourced.

  • State Bank of Pakistan, Roshan Digital Account framework: funds may be repatriated "at any time without prior approval"; RDA-purchased property sold within three years allows immediate repatriation of principal only. IRS Form 3520 instructions: report gifts from nonresident aliens over $100,000 per tax year (as of October 2026).

Frequently Asked Questions

Q: Can my parents in Pakistan gift me money for a US down payment?
A: Yes. Fannie Mae doesn't require the donor to be a US person or the funds to start in a US account. Your parents sign a gift letter, show the money leaving their account, and wire it through a bank. The funds must be documented and, for most files, sitting in a US account before closing. Your parents should confirm outward remittance rules with their bank first.

Q: Can I use my Roshan Digital Account balance for a down payment?
A: Yes, as your own asset. Wire it to your US account with enough lead time, keep the SWIFT confirmation, and give your lender the RDA statements plus the US deposit record. SBP allows RDA funds to be repatriated without prior approval, which is why this route usually documents cleanly.

Q: How long before closing should I send money from Pakistan?
A: Aim for four to six weeks before closing. That covers a wire held in compliance review, translations and verification. There's no rule that money must sit for 60 days if the trail is documented, but a rushed wire in closing week creates avoidable risk.

Q: Do I pay US tax on a gift from my parents in Pakistan?
A: Generally no. A gift isn't taxable income to the recipient in the US. If gifts from nonresident aliens total more than $100,000 in a tax year, you must file Form 3520, an information return. Late filing penalties can reach 25% of the gift, so loop in your CPA.

Q: Can I deposit cash my family brought from Pakistan?
A: It's risky. Cash deposits are hard to source, and lenders usually can't count funds they can't trace to a documented origin. A bank wire is far cleaner. Talk to your loan officer before depositing anything large.
